Ballard Spahr is a national law firm comprised of over 800 attorneys in 13 offices. Ranked as the top real estate law firm in the region by the Washington Business Journal, their DC office includes practice groups such as environmental, financing, corporate, government affairs and litigation. SKB designed Ballard Spahr’s Bethesda, Maryland office in 2005 and was selected to design their new office on K Street in downtown Washington, DC.

SKB analyzed several buildings with the client and settled on 1909 K Street, which had a small core and required a detailed evaluation and rethinking of filing and storage. After weeks of intense study, SKB was able to design a space that reduced Ballard Spahr’s space utilization more than 25%. SKB also developed secretarial workstations from furniture components that could be quickly transformed into other types of workspaces or even offices.

Due to the client’s experience with being on different floors dividing the firm, SKB felt it was important to open a stair to connect the two floors. The stair was put along the window line to maximize the sense of light and openness and bring the message that this is the reception area of a large, important firm.
